Why should you hire me to help sell your home? What makes me different?

First, let's talk about the similarities between myself and other agents...

When I list your home, I will enter all the information into the Multiple Listing service, just like other agents will do.

When I list your home, I will put a SilverPointe Properties yard sign in front of the house, just like other agents will do.

When I list your home, I will promote your home to other agents, at our sales meetings, just like other agents will do.

But that's where the similarities end...

Getting your house noticed will help it sell faster, and for more money.

Here are ALL the EXTRAS that I will do to make your house "stand out from the crowd"...

1. I will send out postcards to 50 of your neighbors.
This gives your neighbors a chance to promote your home to their friends and relatives, especially if they love the neighborhood, and want someone they know to move closer to them.

2. I will personally design your Property Fact Sheets.
The Property Fact Sheets that I provide for my clients are done on beautiful, glossy paper. They are displayed in your home and made available for buyers and agents who choose to view your home. These sheets list the dimensions of each room, the total square footage, the schools, the taxes, and your home's special features. At the end of the day, when a buyer is holding 10 other property sheets, yours will stand out because of its high quality.

3. I will order AND PAY for a Virtual Tour.
When you list your home, several websites that showcase "homes for sale" will have a way to offer their visitors the opportunity to view homes with Virtual Tours FIRST. That puts your home at the top of the heap! And, Virtual Tours are so popular with buyers, that several of my buyer/clients have said that they only look at homes that they can preview with a Virtual Tour.

4. I will print and distribute flyers of your home to every agent in my office and other colleagues, too. Any agent can find your home on the MLS. But getting a flyer gets you noticed!

5. I will take extra photos of your home for the MLS.
We need to take advantage of every opportunity to show more pictures of your home. I will take and post up to six extra photos of the interior rooms of your home to give viewers an "inside" look at the wonderful features of your home. This is just one more way to create interest in your home, so a buyer and/or agent will want to "come and see for themselves".

Selling your house can be an emotional process. The key to success is to try to remove as much of the emotion as possible so you can see your house through a buyer's eyes. This can be achieved if you focus on two areas:

Pricing and Staging...

Every time I see a show on staging your home for sale on HGTV, this process always includes a price reduction. Why? Because most sellers price their homes based on what they need to get out of it - and this is a recipe for disaster. The sales price of your home should be based solely on its value in the marketplace. How can I help you establish this?

A Competitive Market Analysis - this is one of the keys to pricing your home correctly. I compile a list of homes that have recently sold, in your area, that are similar in size and number of bedrooms as your home. This will give us a good starting point. Other factors to consider are the age of your home, its condition, and other market factors in your particular neighborhood. And finally, I take a look what the competition is - those homes that are currently on the market, that will be competing with us for buyers.

Now let's talk about getting your home ready to sell...

Staging a home can take many forms and it doesn't have to be expensive - but it has to be effective. How do you achieve this?

My philosophy as it relates to staging your home for sale is to remove most of the more personal items (so buyers can see themselves in the house, not you), remove bulkier furniture items (to give the rooms a more open feel) and making sure all the little repair projects are completed (so that the buyers don't feel like they have to pick up a hammer as soon as they move in). All these things cost very little money, but have a big impact.

How can I help? I can give you my own professional feedback on staging and make suggestions to you, or I can recommend several professional stagers that you can hire. Either way, staging is an important element in the success of your home sale.
