Why should you hire me? Why do you need an agent at all?
Over 80% of all home buyers begin their search on the Internet. As a buyer, once you find a home you like, you can call the agent that has the home listed, and make arrangements for them to show you the house. But, here's the catch...the agent, who has the home listed, is working for the seller, not you, the buyer. By law, the agent can work both sides of the contract as a transaction broker, but that agent is never exclusively working for you.
As a buyer, you get my expertise for FREE! The seller normally offers commission to the agent who sells the property, so you have the option to hire an agent, whose sole job is to work and represent you.
So, not only can I help you search the Internet for homes, I can:
1. Tap my human sources to find exceptional properties that may have been overlooked in cyberspace.
2. Discuss your options in regards to new construction. Some builders have "spec" homes available for immediate possession. They are new homes, but you don't have to wait to have them built!
3. Make appointments for you to view homes that interest you and provide you with information about the neighborhood and local school information for the areas you are considering.
4. Help you write a great offer, personally submit it to the listing agent, and use my negotiating skills to get you the best deal possible.
5. Schedule all inspections, once the terms of the contract have been agreed upon, so we will stay on track and meet our closing date. There are so many details that need follow-up. I will make all the necessary calls and will keep you apprised of the progress.
